The asset is a mixed-use building located on 14 Iroon Polytechniou Avenue & Karaoli & Dimitriou street in downtown Piraeus, offering high visibility and easy accessibility. Located in an area of high commercial interest, only 150m from the Piraeus Municipal Theatre and the Piraeus Metro terminal station. The total surface area of the property is 1,473 sqm and consists of 166 sqm underground area and 1,307 sqm of retail and office areas, extending on 9 levels.

The building is currently at the design and permitting stage to be redeveloped into a 34-key art hotel designed by decaARCHITECTURE, art direction by Sylvia Kouvali of Rodeo Gallery, and artworks + graphic identity by Serapis Maritime Corporation and other Greek contemporary artists.

Construction started in June 2022 and is expected to be completed in June 2023.

In conjunction with the development, Hellenic Properties is working with municipal authorities, local businesses and other investors to develop Piraeus as a destination.
